Carter's Review

This very attractive, 6-story building at 175 Kent Avenue in Williamsburg was erected in 2009 and has 113 rental units.

It was built by Chetrit as a condominium but acquired in 2012 by Equity Residential, which is headed by Sam Zell, for about $76 million and converted to a rental.

It was designed by The Marvin Meltzer Housing Studio.

It has 5,000 square feet of retail space on the ground floor and 18,000 square feet of cellar retail space.

The building is near a state riverfront park and is on the site of former concrete plant.

Bottom Line

A large, gray-and-white low-rise building near a state riverfront park that nicely recalls Bauhaus industrial aesthetics and has a three-hole putting green.

Description

The building alternates four-story gray and 5-story white sections over a one-story red granite base in a very fine architectural composition reminiscent of Bauhaus industrial aesthetics.

The windows in the gray sections, which have incised lines for decorative effect, are smaller than those in the white sections, which are surmounted by simple but strong narrow cornices.

The building has some corner windows with thin dark louvers in a corner white section and it has discrete air-conditioners in the gray sections that add nice rhythmic accents.

The building has a landscaped courtyard.

Amenities

The building has a doorman, large roof deck, a 24-hour fitness center, a three-hole putting green, a package service, an outdoor grilling area and outdoor parking is smoke-free and pet-friendly.

Apartments have washers and dryers.

Apartment 618 is a two-bedroom unit with a 12-foot-wide living room with an open, windowed kitchen with a breakfast bar.

Apartment 607 is a two-bedroom unit with a 13-foot-wide living room with an open and windowed kitchen.

Apartment 603 is a one-bedroom unit with a 17-foot-wide living room with an open kitchen and a 10-foot-wide home office.

Apartment 522 is a studio unit with a 24-foot-wide living room and an open kitchen.
