Carter's Review

This distinctive, 19-story rental apartment building at 321 Wythe Avenue at South 2nd Street in Williamsburg, Brooklyn, was developed in 2018 by Watermark Capital Group. 

It was designed by ND Architects, which is headed by Nataliya Donskoy.  Its other projects include 146 South 4th Street in Williamsburg whose roofline consists of numerous flared outward turrets and 92 Morningside Avenue in Manhattan what has a large circular multi-story roof addition atop a very handsome red-brick older structure with some arched windows and ribbed banding on the second and seventh floors. 

This building has 130 units including 39 reserved for residents making 130 percent of the area median income. 

The tower is elevated on piloti two stories above a podium base contains the garage and an ambulatory diagnostic center and health care facility. 

The building is inland a couple of blocks from the huge redevelopment of the Domino Sugar facility on the East River. 

The site has been leased from the Saints Peter and Paul Roman Catholic Church for $2.1 million a year.  The church, which previously occupied a one-story church facility on the site, has moved to the Henry McCaddin Memorial at 288 Berry.

Bottom Line

This "all shook-up," 19-story building in Williamsburg is partially raised on piloti and has a wrap-around white façade that protrudes from the tower's grey façade with bold and asymmetrical fenestration.  It may not be "boogie-woogie," but it sure is jazzy with numerous balconies and corner windows thrown in for good measure along with tons of amenities.

Description

A bright and dizzy fenestration confection that bundles this grey tower with a staggered roofline with Corbusian whiteness.  It is a Rubik's Cube on piloti, ready to take off with aplomb, if not good cheer.  

Its residential passengers may pass time on its rock wall, or play air hockey.

Amenities

The building has a fitness center with a rock wall, a conference room, a laundry, a community room, indoor and outdoor movie theaters, a communal patio with cabanas a fire pit, a game room with pool, ping pong, air hockey and shuffleboard, bicycle storage, a 92-car garage and outdoor recreational space.

Apartments

Kitchens have suspended shelving and bathrooms have built-in shelving.  

Apartment 1801 is a three-bedroom unit with an 8-foot-long entry foyer that leads to a 19-foot-long living room and an 8-foot-long open kitchen with a breakfast bar. 

Apartment 1407 is a two-bedroom unit with a 17-foot-long living room, a 9-foot-wide kitchen and balconies for the living room and two bedrooms. 

Apartment 1601 is a two-bedroom unit with a 17-foot-long living room with a balcony and an 9-foot-wide kitchen. 

Apartment 1502 is a one-bedroom unit with a 7-foot-long kitchen and a 10-foot-long living room.  The bedroom has a balcony.
