Carter's Review

This sprightly, 7-story residential condominium building at 415 Leonard Street in the Greenpoint section of Brooklyn is one of several vigorously designed new apartment buildings that have sprung up in recent years around McCarren Park in the Williamsburg and Greenpoint sections of Brooklyn.

This one, which was originally called Aqua because of its strong light blue façades, was designed by Robert M. Scarano Jr., for AMB Holdings LLC of which Abraham Banda is a principal.

It was completed in 2008 and has 54 apartments.

Bottom Line

An attractive and quite colorful mid-rise apartment building overlooking the very popular McCarren Park.

Description

The façade of the base of the building is a dark gray brick with three white stringcourses.

The main façades are pale blue with broad deep blue spandrels on its long sides and central projecting bays in dark blue with dark gray piers on the other sides with a narrow, projecting cornices that combined with the building’s many balconies give the building a strong sculptural flair.

It has many balconies and one of the city's most distinctive rooflines punctuated by several curved "bumps."

Amenities

The building has a landscaped roof deck with pergolas and a barbecue, central air-conditioning, a garage, a children’s playroom and a part-time concierge.  It is pet-friendly.

Apartments

Apartments have 10-foot-high ceilings, cherrywood and glass kitchen cabinetry, Sub-Zero refrigerators, video intercoms and washers and dryers.

It has some duplex units.

Apartment 7C is a two-bedroom unit with 1,171 square feet and a large balcony.

Apartment 4A is a corner, two-bedroom unit with a long entry foyer that leads to a 9-foot-long, pass-through kitchen and a 20-foot-long living/dining room with a 9-foot-wide balcony.
