Carter's Review

This attractive, 4-story building at 205 North 7th Street between North 7th Street and Driggs Avenue in the Williamsburg section of Brooklyn was erected in 2009 and has 9 condominium apartments.

It is known as The Modern Williamsburg and was built by Lucky Boy Development and designed by Lifeform, of which Rafi Elbaz and Selim Vural are partners.

Bottom Line

With its glass curtain wall façade this mid-block low-rise building lives up to its name as “The Modern Williamsburg” but it gives little hint of the building’s fairly unusual layouts with “artist’s” studio pavilions in a garden and a long bridge from bedrooms’ balcony in another unit to a private roof terrace.

Description

The building has an attractive asymmetrical glass façade that hints at some double-height living rooms but hides the building’s more unusual features such as a studio pavilion separated by a garden from the main spaces of one unit and a long bridge from the balcony of another units two bedrooms to a private roof terrace.

Townhouse BC is a two-bedroom duplex with a 23-foot-wide living/dining area with an open kitchen with an island and a staircase to the upper level and a rear terrace accessible by the two bedrooms.  The upper level has a 19-foot-long library, a 21-foot-long recreation room, an 11-foot-long office/media room and a 23-foot-wide private garden on the other side of which is a 23-foot-long studio.

Penthouse A is a duplex two-bedroom unit with a 25-foot-long, “L”-shaped living/dining area with an open kitchen with an island and a spiral staircase to the upper level.  The living/dining area has a 14-foot-long terrace and the two bedrooms have access to a 70-square-foot balcony.  The upper level has an 11-foot-long office and a 14-foot-wide roof deck.

Penthouse B is a duplex one-bedroom unit with a 17-foot-long living area with an open kitchen and a 14-foot-wide terrace and a spiral staircase to a 16-foot-wide office on the upper level with a private 14-foot-wide roof deck.  The bedroom on the lower level has access to a 70-square-foot balcony.

Duplex 2A is a two-bedroom unit with a 26-foot-wide living/dining room with an open kitchen with an island and a stairway to a home office on the mezzanine above the two bedrooms at the rear that have access to a 70-square-foot balcony that leads over a long bridge to a 23-foot-wide private roof terrace.
