Carter's Review

The Residences at The Williamsburg consists of two, six-story buildings at 135 North 11th Street with a total of 57 condominium apartments centered around a courtyard with a swimming pool and with frontages on North 11th and North 12th Streets between Bedford and Berry streets in Williamsburg, Brooklyn. 

They are next to the 64-room Hotel, 7-story Williamsburg and all three buildings were developed by KM Construction and Development LLC at the same time.

The complex, which has some razzle-dazzle features, was designed by Gene Kaufman and opened in 2011.

Studio Gala did the interiors.

The hotel portion of the complex is operated by Graves World Hospitality, which is based in Minneapolis.

The North 12th street side of the complex is across from the basketball courts at McCarren Park.

Bottom Line

A shimy-shimy shake project with a lot of bright orange accents, “floating” pergolas, staggered fenestration on one façade and dizzying graphics around the courtyard pool, all next to the wonderful McCarren Park in Williamsburg.

Description

The residential buildings have bright orange bands on the façade with setbacks on the fifth and 6th floors and a broad cantilevered rooftop pergola.  The orange bands also appear on balconies on the courtyard side of the building, which has a black façade.

The adjoining hotel has blue-glass spandrels and some broad balconies with a setback top floor and a broad cantilevered rooftop pergola.  The cantilevered pergolas are open at opposite ends.

The lower levels of one of the courtyard façades has very bright and strong graphic murals to make sure residents don’t fall asleep in the noonday sun.

The buildings have entrance marquees.

Amenities

Residents will have access to the hotel’s amenities including the private cabanas around the pool and the hotel’s rooftop bar, restaurant and lounge as well as its 24-hour concierge and roof service, housekeeping and pet care. The buildings have a concierge, a gym, a swimming pool, a 120-car garage, and a virtual doorman.

The hotel will have a Malin + Goetz apothecary, bespoke cocktails at four bars by Alchemy Consulting and a record rental station in its lobby for its in-room Crosley record players.  It will also have a choclatier and cheese monger.  

Apartments

Apartments have Smarthome automation systems that turn on lights, control the air and move drapes.

Living rooms and bedrooms have Brazilian walnut floors and floor-to-ceiling windows.

Kitchens have Liebherr and Bosch stainless-steel appliances, white quartz counters, Lineadecor cabinetry with white back-painted glass cabinets and frosted glass backsplashes.  Baths have floor-to-ceiling white Carrera marble walls with Vitabath tubs and heated Zambrano Negro floors.  Heating, cooling, lighting and draperies can be controlled remotely.

Apartment 2G is a two-bedroom unit with a 9-foot-wide open, pass-through kitchen and a 16-foot-long living room with a 35-foot-long terrace that is also accessible from the second bedroom.

Apartment 5H is a two-bedroom unit with a 16-foot-long living/dining room with a 9-foot-wide, pass-through kitchen and a 13-foot-wide balcony.  It also has a 24-foot-long cabana unit.

Apartment 3H is a two-bedroom unit with a 16-foot-long living/dining from with a 13-foot-wide balcony and an open, pass-through kitchen.

Apartment 6H is a one-bedroom unit with an open, pass-through kitchen and a 20-foot-wide living/dining room and a 34-foot-long terrace.

Penthouse 6G is a 660-square-foot one-bedroom unit with a pass-through kitchen and a 235-square-foot terrace.

Apartment 3C is a one-bedroom unit with a 10-foot-wide open, pass-through kitchen next to a 19-foot-long living/dining room.
