Carter's Review
This very handsome, 5-story building at 1418 West 4th Street in Bensonhurst, Brooklyn, is scheduled to be completed in 2018 and has 24 apartments. It is known as the Jade Condominium.
It was developed by Rybak Development, whose other projects include 104 Wave Condo in Manhattan Beach, Brooklyn, and The Vue at Emmons Avenue and Sheepshead Bay Road.
It was designed by Zproecht, which is headed by Igor Zaslavsky, whose other projects include 1809 Emmons Avenue in 37 West End Avenue, both in Brooklyn, and who is superseding Peer Mugavero.
Bottom Line
An extremely attractive, low-rise condo project in Bensonhurst that is notable for its very graphic façade in which white hatch marks separate windows in the asymmetrical, alternating black and grey façade that is strongly punctuated by balconies and an entrance marquee.
Description
This 5-story building has a calligraphic façade patterning with white, diagonal strokes against a grey background. The façade has many balconies but one end of its frontage is missing part of its top-floor façade as residents’ outdoor lounge at that location has a large terrace with retains its “cornice” treatment around its open space.
The building’s frontage is modulated with grey and black sections and the glass-walled balconies that do not extend as far outwards as the building’s large entrance marquee.
Amenities
The building has a virtual doorman, secured parking, a rooftop residents lounge with outdoor kitchen and a fitness center, and a bicycle room.
