Carter's Review
This 12-story building at 101 West 87th Street on the northwest corner at Columbus Avenue was erected in 1986 as a 10-story, 95-unit, rental structure by the Related Companies and was initially known as Columbus Green.
Related subsequently sold it in 2005 for $42.5 million to YL Real Estate Developers, which was headed by Yair Levy, who renamed it Park Columbus and added a couple of floors and converted it to an 80-unit condominium. Related at the same time also sold Mr. Levy 225 Rector Place in Battery Park City and in 2009 construction work on the conversion of both buildings was halted.
In 2012, Bazbaz Development took over the property, which is now known simply by its address, and converted it to a 60-unit residential condominium.
Bottom Line
A block away from Central Park and convenient to good public transportation this mid-rise building has attractive retail, a very nice garden, a roof deck, a fitness center and a doorman.
Description
The red-brick building is notable for its protruding rectilinear bay windows and its change of fenestration on its two added floors that are tucked beneath a modest but attractive cornice.
The building has consistent retail awnings, handsome wood retail window framing and a very nice private garden with a border of Conical Hornbeam trees.
The building has an angled entrance canopy, discrete air-conditioners and two large wall lanterns along the avenue and many bay windows.

History
A December 13, 2013 article by Julie Satow in The New York Times noted the building was “erected in the 1980s as a nondescript rental,” adding that “when the market crashed, a condominium conversion was in progress” and “the project stalled, and in 2011 a group of developers and investors acquired the property through a foreclosure, for around $500 a square foot.”
“The new owners have renovated the building, which has a handful of rent-regulated tenants,” the article continued. “Our mantra was affordable luxury on the Upper West Side,” according to Sonny Bazbaz, the developer, who bought the property with Fisher Brothers and Blackrock.
Location
It is close to the very handsome West Side Community Garden on 89th Street between Amsterdam Avenue and Broadway which is across from the nice Playground 89 and next to the very impressive PS166.
