Carter's Review

This massive but attractive, 25-story apartment tower at 33 Bond Street at Livingston Street in Downtown Brooklyn was built in 2017 and has 714 rental buildings of which 20 percent are "affordable." 

It was developed by TF Cornerstone, whose other major projects include 606 West 57th Street between 11th and 12th Avenues, 2 Gold Street, both in Manhattan, and several towers on Center Boulevard in Long Island City. 

This building was designed by Handel Architects.

Bottom Line

A bulky, mid-rise addition to the burgeoning Downtown Brooklyn skyline, this building, which has 714 rental apartments, shifts its façades and abounds in amenities.

Description

The building is setback above the 14th floor and many of the apartments above the setback have balconies. 

The building's reddish bulk is broken up by large sectioning a large rectangular portion of the setback tower in white and sectioning a large rectangular portion of the short end of the base in white. 

The building has multi-paned fenestration and vertical masonry piers.  It also has some corner windows. 

The building has a large entrance marquee that is angled upwards.  Hallways have wood panels, wooden benches and shelving.

Amenities

The smoke-free building has a doorman, a 24-hour concierge, a live-in superintendent, a roof deck, a 52,000-square-foot fitness center run by Chelsea Piers, a second-floor has a landscaped terrace with grills, outdoor showers and a putting green, a collaborative workspace with coffee bar, a residents' lounge, a pet-grooming room, a glass-enclosed art pavilion for local artists, a bicycle room, a garage, a media room, a package room, valet dry cleaning, bicycle storage, and a laundry.

 

Apartments

Apartments have floor-to-ceiling windows and white oak floors.  Kitchens have quartz countertops with a waterfall edge and stainless steel appliances. 

Apartment 1804 is a corner two-bedroom unit with an entry foyer that leads to a 23-foot-long living/dining room with an open kitchen and a balcony. 

Apartment 1435 is a two-bedroom unit with a 22-foot-long living/dining room with an open kitchen with a breakfast bar and a balcony. 

Apartment 201 is a corner two-bedroom unit with a 21-foot-long living/dining room and an open kitchen with a breakfast bar. 

Apartment 1601 is a one-bedroom unit with an 18-foot-long living/dining room with an open kitchen and a very large terrace. 

Apartment 225 is a corner one-bedroom unit with a 21-foot-long living/dining room and an open kitchen. 

Apartment 1402 is a studio unit with a 17-foot-long living/dining room and an open kitchen with a breakfast bar.
