Overview of Chelsea Lane at 16 West 16th Street

Chelsea Lane is a 14-story, 489-unit postwar cooperative located at 16 West 16th Street and designed by Philip Birnbaum, the prolific architect behind One Lincoln Plaza. Select residences enjoy private terraces/balconies, and all residents have access to the services of a 24-hour doorman, live-in superintendent, and full-time maintenance staff.

Amenities include a newly renovated lobby, an interior courtyard, a central laundry room with app service, on-site garage, bike room, and storage. The building's location at the crossroads of Chelsea, Union Square, and the Flatiron District puts it within easy access to New York's best shopping, restaurants, nightlife, services, and transportation.

Chelsea Lane allows pets, pied-a-terres, guarantors, and parents buying for children. Subletting is allowed, but residents must own for two years before they can sublease for up to a total of five years.

Carter’s Review

"Built in 1964, this white-brick, midblock building is one of the largest in the Greenwich Village and Chelsea neighborhoods. The 14-story building has 489 apartments and was converted to a cooperative in 1984. The building's location just off Fifth Avenue makes it extremely convenient to the attractions of not only the Flatiron District, but also the Chelsea, Greenwich Village and Union Square neighborhoods. Many of the city's most attractive and trendy restaurants are within a few blocks' walk and public transportation is abundant and very convenient. In the late 1980's and the 1990's, this area became one of the city's most vibrant centers of publishing, advertising and photography."

Broker & Buyer Comments

This "impeccably maintained" Flatiron co-op offers "full-service living" with "24/7 doorman" and comprehensive staff. The "prime location" steps from Union Square delivers "exceptional convenience" with farmers market, dining and shopping at your doorstep. Building pampers residents with "complete amenities package" including garage parking, bike storage, and laundry facilities. "Pet-friendly atmosphere" and "attentive management" make this post-war mid-rise a "sought-after address" for those seeking the perfect blend of service and location.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
