Harlem has been on an upward trajectory for years now, and summer 2024 shows that there is no sign of it slowing down. The neighborhood's first Trader Joe's supermarket opened in July 2024, years after Harlem welcomed its first Whole Foods. Those who would prefer to eat out can make the most of local Restaurant Week offerings that run the gamut from longtime institutions to flashy new entrants.
Meanwhile, the rooftop bar in the recently opened Renaissance Hotel is holding Summer Friday Sunset Soirees until August 30 several stories above the historic Victoria Theater, which reopened earlier this spring. Additionally, August 3-18, 2024 will mark the 50th anniversary of Harlem Week; what started as a one-day event to lift local spirits has grown into weeks of conferences, concerts, and other festivities.

All year long, Harlem residents enjoy easy access to green space like Morningside Park, Marcus Garvey Park, St. Nicholas Park, and Jackie Robinson Park. However, Central Park is not to be counted out: In fall 2019, Central Park Conservancy announced a $150 million renovation to Central Park North that includes the Harlem Meer Center, a contemporary, environmentally replacement for the eyesore currently housing the Lasker Rink and Pool. Harlem Meer Center construction is currently underway, and the Landmarks Preservation Commission recently voted to approve a master plan governing future modifications to shoreline and pathways

Against this backdrop, an affordable lottery is underway at Marcus Garvey Village, a new rental at 224 West 124th Street. The building by Body Lawson Architects makes a modern yet respectful addition to the local streetscape, and all apartments have central air conditioning, premium finishes, and high-end kitchen appliances, including dishwashers. Amenities include a central laundry room, an outdoor terrace, and on-site bike storage.

Households earning 40 to 70% of the AMI ($29,555 - $117,390) now have until September 30 to apply for apartments ranging from $788/month studios to $2,232/month two-bedrooms. Full details and the application may be found here.

Those who wish to buy in the neighborhood have no shortage of options. The streets are still lined with historic brownstones dating back to the first Harlem Renaissance. Some remain single-family homes, while others have been converted to multi-family dwellings; moreover, a new crop of condos with modern amenities has taken shape around them. Below, we look at a selection of Harlem and Upper Manhattan listings priced at $1.5 million and under.
