Of the Manhattan contracts signed in the second full week of July 2021, the highest-priced was a $45 million asking price at #PHA at 67 Vestry Street, a Tribeca building that has gone from a warehouse for the Great Atlantic & Pacific Tea Company to artists' lofts to luxury condos with expansive interiors and high-end finishes. The listings are not being publicly marketed, yet have appeared among the top contracts over the past few months. Olshan Realty's market report announced the deal at #PHA and identified the buyer only as being from New York.
Occupancy at 67 Vestry Street is expected for spring 2022; if the penthouse sale closes this year, it will be Downtown's biggest of 2021, besting a $41 million sale at 150 Charles Street that closed in January 2021. However, the asking price is still quite a bit less than the most expensive condo to sell in Tribeca - that honor goes to a $55 million penthouse at the nearby 70 Vestry - and the most expensive downtown sale (a $59.06 million penthouse at The Getty).
Indeed, listings in downtown neighborhoods have been moving especially fast. Below, we take a look at listings that entered contract after less than a month on the market.
