This is also a challenge for landlords - a new study by the Community Housing Improvement Program reports that about 25 percent of New Yorkers skipped rent payments in May.

42-story condo-rental hybrid tower coming to 40th & Tenth Ave
In 2015, Covenant House, a non-profit group that shelters and provides supportive services to children and young adults experiencing homelessness announced plans to redevelop their facility on West 41st Street. Partnering with the Gotham Organization, the plan includes a new residential community facility for the organization itself, as well as a separate mixed-income residential tower.
Construction began last year on the core community component - a nine-story structure with 60 supportive housing units and associated resident services. According to newly-released information from the Gotham Organization, the later phase will erect a 42-story condo/rental tower at the corner of 40th Street and Tenth Avenue. Similar to the current composition of Manhattan View at MIMA, the tower will comprise primarily of rental units with condo units filling out penthouse levels. A portion of units will be set aside for affordable housing, there will be 20,000 square feet of amenities, and retail on the ground floor. Handel Architects is the designer and a early rendering shows a street-level clad in red brick facade with traditional industrial accents. The building is set to be completed in 2024.

Elie Tahari buys stylish Nolita condo for $3.25M
Like all of New York's designer boutiques, Elie Tahari's Fifth Avenue outpost is temporarily closed as part of the effort to flatten the curve. However, Mr. Tahari himself has indulged in a bit of shopping, having picked up a one-bedroom Nolita apartment at 211 Mulberry Street for $3.25 million for one of his two children. Mr. Tahari told the New York Post that his admiration for designer Roman and Williams attracted him to the building, and that he remains optimistic about New York real estate.

According to Olshan's market report, only two contracts for apartments priced $4 million and up were signed from May 11-17. For comparison, the same week in 2019 saw 29 contracts signed above $4 million, totaling over $291 million.

Landmarks approves Brooklyn Bridge Park expansion and Chrysler Building's new observation deck
On Tuesday morning, the Landmarks Preservation Commission (“Landmarks”) approved plans to use a fenced-in lot under the Brooklyn Bridge to expand Brooklyn Bridge Park. This will connect the DUMBO and Brooklyn Heights sections of the park, allow for greater flow, improve waterfront views, and cut down on sidewalk congestion. Park officials plan to break ground in the fall and wrap up construction in December 2021.

Pier 55's Little Island gets planted
Another waterfront park is taking shape in Manhattan: A recent, socially distant walk along the West Side Highway showed that all the tulip-like pylons of Little Island are in place, and planting is in progress. Largely funded by the Diller-von Furstenberg Family Foundation, the park will be free to the public and bring the city 2.4 acres of new open space with approximately 100 species of trees and shrubs. A spring 2021 opening was originally estimated, but it remains to be seen how the pandemic will affect that timeline.
