As a growing number of formerly industrial New York City neighborhoods makes the transition to residential hot spots, developers almost inevitably run into challenges imposed by the protected status of historic districts and individual landmarks alike. For the lucky ones, this is where Morris Adjmi Architects comes in.

Mr. Adjmi founded his eponymous firm in 1997 after a 13-year collaboration with Pritzker Prize laureate Aldo Rossi. It is known for its respectful approach to historic districts and post-industrial neighborhoods, but most emphatically does not mindlessly churn out slavish reproductions of past buildings. Rather, the team takes a careful look at the context before creating respectful designs with context-sensitive material, namely brick, that still make a sophisticated statement. As one developer said, "The buildings may not feel like they've always been there, but seem like they should have been."

Eye-catching commercial works include the Scholastic building in Soho, the Wythe Hotel in Williamsburg, and the Samsung building in the Meatpacking District. A penthouse in The Schumacher, the firm's conversion of a lithography studio into a loft condominium, was home to one of Downtown's biggest deals of the second quarter of 2024.

While a 2003 rezoning had significant implications for Greenpoint's future, Morris Adjmi Architects looked to its past when designing The Huron, a two-towered condo development on the Greenpoint waterfront. The brick podium was inspired by surrounding warehouses, and the glass and steel of the towers are a nod to Greenpoint's industrial heritage.

Years after a deadly gas explosion leveled the walk-up buildings previously on-site, No. 45E7 rose in their place on the corner of Second Avenue and East 7th Street. The new residential tower will be clad in gray terrazzo and painted aluminum, and a portion of the 76 units will be made affordable as part of the city's Voluntary Inclusionary Housing Program. In addition to raising the new tower, the developers will restore and preserve 315 Broadway, a landmarked, Italianate-style marble and cast-iron building next door.
