From March 11-17, 2024, a whopping 40 luxury contracts ($4 million and up) were signed in Manhattan. Not only does this represent 12 more luxury contracts than last week, but Olshan Realty's luxury market report ("Olshan") notes that this was the largest total since mid-May 2023, when 40 contracts were also signed. Olshan notes that the majority of last week's luxury contracts took place at the lower end of the market with more than half asking below $5.5 million. However, some high-priced contracts were nevertheless signed during this time.
One week after 50 West 66th Street had the second-highest contract, the Extell-developed tower is back on top with Residence #41NS, which was asking $46,750,000. Olshan notes that this is a combination of two units containing five bedrooms, five full baths, two powder rooms, and two private loggias overlooking Central Park. Details were not available on the buyer, but we can say with certainty that this is the most expensive contract in the building to date.

It is one of ten reported contracts signed since sales quietly began in late 2022. Since then, developer Extell has felt optimistic enough about the project to increase prices, raising the building's total anticipated sellout up $152 million to $1.760 billion. Construction of the 775-foot-tall tower has not topped out yet, and closings are not expected until later this year.
50 West 66th Street had the top contract by an extremely comfortable margin. The second-highest contract for 60 Bank Street was asking $11,500,000 in the top townhouse contract. It entered contract asking $12,550,000 in May 2023, but the deal fell through and it came back to the market with the lower price in December 2023. It was initially listed for $13,750,000 in April 2022.
Annie Leibovitz West Village
Indeed, last week acted as a further demonstration of the West Village's popularity among luxury buyers, with four listings here ranking among the top ten contract prices. They included the West Village apartment that photographer Annie Leibovitz used as a live/work studio, which was asking $8,500,000 in the seventh-highest contract of the week. The contract comes roughly a month and a half after Ms. Leibovitz listed it in January 2024 and less than a month after the higher-than-expected sale of her Central Park West home.
