In early April 2024, former President Trump posted a $175 million bond in his civil fraud case in New York, a move that prevented his assets from being seized while the case is being appealed. Perhaps this lent buyers some peace of mind: Residence #47BC at One Central Park West, the rebranded residential component of Trump International Hotel, had the top contract with an asking price of $27,500,000. Impressive though that figure is, it represents a price reduction of over 20% from when it was listed in April 2023. Indeed, records show that it started at $39,000,000 when it hit the market in September 2022; it has been on and off ever since.

On the opposite side of Central Park, it was a good week for new development condos on the Upper East Side. The Giorgio Armani Residences had the second-highest apartment contract and third-highest overall with an asking price of $21,500,000 for a full-floor five-bedroom residence. This contract brings the building to 60% sold, and move-ins are expected to begin later this year.
Ten blocks north, a total of $18,450,000 in contracts was signed at 200 East 75th Street, a new boutique condominium on the corner of Third Avenue and East 75th Street. Among them was Residence #11A, a half-floor unit with five bedrooms, six full baths, a library that can be used as a sixth bedroom, and an asking price of $10,800,000, the sixth-highest of the past week.
Meanwhile, two Upper East Side townhouses ranked among Manhattan's top ten contracts. Chief among them was 110 East 70th Street, which had the top townhouse contract and second-highest overall with an asking price of $25,500,000. The house dates back to 1869, but underwent a three-year, Landmarks-approved renovation by Steven Harris Architects; in addition to beautifully appointed entertaining and sleeping areas, it now features a fully finished lower level with a 650-bottle wine cellar, a workshop, a mirrored gym, a full bath with steam shower, and an indoor, 28-foot swimming pool. (Private pools were a popular feature last week -- 45 West 95th Street, a renovated mansion with a basement-level pool, had the eighth-highest contract asking $8,950,000).
Information was not available on the buyer, seller, or any of the previous owners of 110 East 70th Street. However, the listing for 123 East 80th Street notes that previous owners have included film executive Neil Agnew, former Assistant Treasure Secretary Walter Ewing Hope, and fashion designer Tommy Hilfiger. It has five bedrooms, seven baths, seven wood-burning fireplaces, an extra-large chef's kitchen, a 750-bottle wine cellar, and an asking price of $9,950,000. The price represents a $2.8 million reduction in March 2024, but was nevertheless good enough for the second-highest townhouse contract and seventh-highest overall of the week.
