The highest-priced sale of the past week also holds the distinction of being the highest closed sale of the year to date: A full-floor apartment on the 20th floor of Aman New York Residences closed for $75,891,559, or 9.1% below the original listing price of $83.53 million. Known as the Jala Penthouse, the apartment has four bedrooms, five full baths, over 6,700 interior square feet, its own private elevator lobby, a private terrace with a hot tub off the primary bedroom, and a wraparound terrace with a saltwater pool and a second hot tub. The New York Post identified the buyer only as being international.
This sale represents the latest superlative for Aman New York Residences, the residential component of the recently converted Crown Building that is also home to Aman's first New York hotel. An offering plan with a $892,576,119 sellout price was accepted; and, over the past month, Aman New York Residences has closed over $228 million across seven sales with an average closing price of $8,373 per square foot. Among them were two sales eclipsing $10,000 per square foot, including a 434-square-foot studio that sold for $4.64 million, or $10,701 per square foot.

From the studios to the five-story, 12-536-square-foot penthouse that reportedly entered contract with a $180 million asking price (still keeping an eye out for this!), all apartments at Aman New York Residences feature a bespoke design palette and state-of-the-art infrastructure. While residents of the apartments have access to a separate entrance away from the hotel entrance, they enjoy full access to the hotel’s amenities, which include unparalleled concierge service, a three-story spa, a Jazz Club, a year-round Garden Terrace, Italian restaurant Arva, and Japanese restaurant Nama, which includes an omakase counter. Residents also enjoy special privileges at Aman resorts all over the world. There are currently no publicly listed availabilities, suggesting that the combination of luxe apartments, top-of-the-line amenities, and a central address only two blocks from Central Park is a powerful lure.


The sale at Aman New York Residences comes in at more than $5 million above the year's previous record-holder, a full-floor penthouse at 432 Park Avenue that sold for $70,500,000. Indeed, a look at the 25 highest-priced sales of 2022 to date show that all of them are located within a few blocks of Central Park, or enjoy views of "New York’s backyard," in a further testament to the value of green space.
Numerous studies have shown the positive effects of exposure to green space on physical and mental health alike, and the pandemic-induced pause on indoor activities led to a renewed appreciation for the city's beloved parks. However, one wouldn't know it to look at the budget for fiscal year 2021, which only allocated 0.5% of the budget to parks. Activists are calling for an increase to 1%, which would help maintain and revitalize the parks.

Aman New York Residences notwithstanding, it was a particularly good week for downtown apartments - of the top five sales, four took place below 23rd Street. The second-highest sale and top downtown sale was a 3-bedroom, 3-bath, 3,909-square-foot duplex penthouse at The Greenwich Lane that sold for $21,000,000, or nearly $5 million more than the sponsor sold it for in 2015. The seller was identified only as Ruby Woo LLC (inspired by a popular MAC lipstick), and the buyer was not identified either. However, a bold-faced name would not be unexpected — the sale comes shortly after The Real Deal identified former Disney president Michael Ovitz as the buyer of Jon Bon Jovi's apartment in the complex, which sold for the asking price of $22,000,000 earlier this year.
