Many of us had hoped to have a more normal holiday season this year, but the Omicron variant of the coronavirus is now spreading throughout New York. While it is still to be determined whether this variant is easier to spread, likelier to cause severe illness, or more able to avoid antibodies, New York is recording a high number of cases and exercising caution - Saturday Night Live pulled its live audience, the Radio City Christmas Spectacular has been cancelled for the rest of the season, and New Yorkers are lined up around the block for coronavirus tests. In the meantime, the pandemic-induced desire for greater square footage and private outdoor space shows no sign of abating. The top sale of the past week was the duplex penthouse at 1010 Park Avenue, which closed for $32,668,200. The sale of this 4-bedroom, 5.5-bath apartment marks Carnegie Hill's highest condo sale of 2021, and comes second only to the $36 million penthouse sale at 520 Park Avenue in October 2021. Additionally, with this sale, the condo next to the landmarked Park Avenue Christian Church is now sold out.

Beyond Park Avenue, it was a good week for Chelsea. The second-highest sale was #18A at Walker Tower, which closed for $23,500,000. The New York Post identified the seller as Kayak co-founder and CEO Daniel Stephen Hafner and noted that this came in below its $28 million ask in 2017. Additionally, the third-highest sale was a four-bedroom penthouse at The Fitzroy that closed for $15,250,000. The 14-unit boutique condominium initially attracted attention for its eye-catching facade and proximity to the High Line. However, the building garnered further notice at the height of the pandemic for its use of copper fixtures throughout, a move that has been proven to drastically reduce bacterial load.
It remains to be seen what effect the Omicron variant will have on Manhattan's luxury market. However, from December 13-19, a total of 54 contracts priced $4 million and up were signed, making it a record sixth time in 2021 that 50 or more luxury contracts were signed (per Olshan Realty's market report). These came to a weekly asking price sales volume of $431,564,000.
The top contract of the past week was a 6-bedroom, 7.5-bath duplex at 378 West End Avenue, which had an asking price of $25,950,000. The apartment measures 7,485 interior square feet and opens up to a 995-square-foot private terrace. Moreover, at a time when the Omicron variation has become cause for renewed concern, it is located in a building with such features as advanced air and water filtration, copper alloy door handles in common areas, and touchless entry to residences.

On the opposite side of Central Park, the second-highest contract was another duplex condo, this one at 135 East 79th Street; #PH19W entered contract with an asking price of $20,000,000. The market report notes that this is less than both the $22,500,000 it was listed for in April 2021 and the $22,705,313 that the unidentified seller purchased it from the sponsor for in 2014. The 5,429-square-foot penthouse has 11 rooms, 5 bedrooms, 4.5 baths, and a private terrace off the living room.
