Last week, CityRealty released New York's best-selling buildings of the first quarter of 2024, as determined by contracts signed. If this was measured by sales logged, the top sales of the week ending April 26, 2024 indicate that at least two of those buildings would be well in the running to stay best-sellers at least into the next quarter.
During the last full week of April 2024, a total of $31,375,000 in sales was recorded at One High Line. Chief among them was Residence #WEST31A, which closed for $17,500,000. Not only is this more than the prices of the other closed units of the week combined, but it represents a new high for the two-towered Bjarke Ingels-designed building, beating the record closing set in winter 2024.
The sales at One High Line were divided evenly between the all-residential West Tower and the East Tower that will also house a Faena Hotel (opening estimated for early 2025) and open up to a public plaza on Tenth Avenue (completion estimated for later this year). The amenities recently opened, and residents can enjoy beautiful views of the High Line, the Hudson River, and the Manhattan skyline.

Residence #53A closed for $8,883,000; exactly one floor below, Residence #52A was not far behind with a price of $8,742,000. While both prices represent a 6% reduction from their last listing price and a steep discount from their original asks of $22M and $22.5M, they were nevertheless good enough for the fourth- and fifth-highest prices of the past week.

The Upper East Side was home to the remaining two of Manhattan's top five sales of the week. Residence #ME, a five-bedroom residence at 135 East 79th Street, had the second-highest sale at $10,450,000. The building was an early harbinger of the prewar-inspired condos that would breathe new life into the Upper East Side. Public records indicate that the seller, identified only through an LLC, is taking a loss on it, having bought it from the sponsor for $13,250,000 in July 2014.
A short distance away at the Rosario Candela-designed 955 Fifth Avenue, a pair of side-by-side apartments had the top co-op sale and third-highest overall at $9,850,000. Public records list the seller as the estate of philanthropist/political advisor/author Jill Iscol. She listed the apartments for $17 million in April 2020, and the closing comes less than two years after her death in May 2022.

Meanwhile, last week was also a good time for West Village townhouses. Public records indicate that 71 West 11th Street sold for $12,400,000. It was only recently renovated into a single-family townhouse, having long served as the home of Gene's, one of the oldest restaurants in the city. It might have been a pandemic casualty had local resident Sarah Jessica Parker not lobbied to relocate a CitiBike rack to allow for outdoor dining. She and other activists prevailed, and Gene's remains open for business only one door up from its original location.
The house came in 11.1% below the asking price of $13,950,000 when it entered contract in February 2024, but was nevertheless nearly four times what seller Peter Barbur, partner at Cravath, paid for it in August 2003. This information comes via public records, as does the identity of buyer Nathaniel Dean, a hedge fund executive.

About half a mile away, 40 Leroy Street closed for $9,400,000, or $595K below the asking price when it entered contract earlier this year. Crain's New York Business announced the sale and identified the sellers as actors Diane Kruger and Norman Reedus. The couple is highly protective of their privacy, as every aspect of this transaction shows – the exact address was not available when they made the purchase for $11.75 million in summer 2018, and they shopped the house as a whisper listing starting in February 2022, when they listed it for $13 million. The buyer is similarly private, identified only through an LLC.
