For the first week of December 2024, the number of Manhattan residential sales recorded held steady week over week. However, several high-priced condo sales caused the total sales volume to spike.
The stretch of West Chelsea overlooking the High Line has emerged as a luxury neighborhood in recent years, and that was especially the case for the first full week of December 2024: A total of $125,772,405 across eight sales was recorded at the Bjarke Ingels-designed One High Line, with three penthouse units accounting for five of Manhattan's top sales.
Not only did West Penthouse #36 log the highest-priced sale of the week by far at $47,000,000, but this was the top Downtown deal recorded in all of 2024 (h/t 6sqft). The full-floor six-bedroom, seven and a half-bath penthouse entered contract with a $52 million asking price in June 2023. A few stories down, Penthouse 32B closed for $22,775,000, the third-highest price of the week.
These units are located in the all-residential West Tower, the taller of the two towers comprising the full-block One High Line. In the East Tower, where the apartments start on top of the forthcoming Faena New York, Penthouse #25A closed for $24,755,775 in the second-highest sale of the week.
These buyers, like all owners in both One High Line towers, will enjoy access to the amenities and services of Faena New York when it opens next year (estimated for late spring). These include a 5,000-square-foot restaurant helmed by a celebrity chef, a Tierra Santa Healing House spa, and The Living Room, a nightlife space with live entertainment, private dining and outdoor terraces. In the meantime, they have access to a suite of residents-only amenities that include a fitness center, an indoor lap pool, a spa with steam rooms and saunas, a virtual gaming studio, a children’s playroom, and a double-height bridge lounge.

The top sale outside of One High Line also took place in West Chelsea. Residence #21BW at The Cortland, the Robert A.M. Stern Architects - Olson Kundig-designed brick building a few blocks up the street from One High Line, closed for $14,575,000, the fourth-highest price of the week. The half-floor three-bedroom entered contract with a $15.25 million asking price in October 2024.
Waterfront development in West Chelsea shows no sign of slowing down. Around the time these uber-luxury sales were recorded, developer Legion Investment Group announced plans for a 20-story condo tower to rise at 550 West 21st Street, located between One High Line and The Cortland. It will reportedly span about 200,000 square feet and offer 75 units (h/t Crain’s New York Business).
Further north, plans for the second phase of Hudson Yards were announced in summer 2024. A key part of the $12 billion proposal for the western yard is 1 Hudson Waterfront, a one million-square-foot tower set to include 1,507 units, 324 of which will be affordable.
It also includes a two million-square-foot office tower, a new public school, and new public park Hudson Green, said to be larger than Bryant Park.
However, much of this plan is contingent on developer Related getting a coveted casino license; indeed, the project is anchored by a casino and hotel run by Wynn Resorts. If another developer gets the casino license, the project is not likely to move forward.

Also of note last week, a total of $11,005,000 across seven sales was recorded at Monogram New York. The buyers of the studio to two-bedroom condos are set to enjoy homes with high ceilings, abundant light from floor-to-ceiling windows, sleek kitchens by Neri&Hu with abundant storage and appliances by Gaggenau and Bosch, and tranquil primary baths with radiant heated floors. They will also enjoy thoughtful concierge service, a fitness center with separate movement/meditation studio, and a 35th-story Crest Club with reading room, dining room, and outdoor terraces.
Monogram New York presents a contemporary take on Art Deco design in a central location near Grand Central Terminal, the United Nations headquarters, Midtown offices, and acclaimed restaurants. The building is nearly one-third sold, and current availabilities range from $898K for a studio to $4,989,700 for a two-bedroom penthouse.
