Sponsor units are at the top of some condo buyers’ wish lists, but resales should not be discounted out of hand simply because they aren’t as shiny or new. As early as on the first round of resales, prospective buyers will be able to evaluate a building’s performance, financials, and repair history, all factors that will help them make an informed decision as to whether this will be a good investment.

Moreover, numerous reports have shown that New York’s housing construction has not kept up with demand, and an analysis saw a decided split in the condo market - roughly 90% resales and 10% new units. Not only do resales give buyers a far greater number of options to choose from, but there is also more room for negotiation: Investors are involved with new condos, and the developer is under obligation to meet certain financial commitments to the bank, which makes prices more rigid. With resales, though, the buyer is only dealing with one seller who might show greater flexibility.

Owing to high development and land acquisition costs, new condos will more likely than not have a higher price per square foot than resale units in the same neighborhood. However, resale buyers should be prepared for the same closing costs they would expect in a sponsor unit. And while flip taxes are more common in co-ops, condo buyers should keep an eye out for “capital contribution fees,” an initial contribution to a building’s reserve fund.

With Manhattan sale prices down from their high-flying days in the mid-2010s , there are several dozen first-time condo resales priced below their initial closing price.
