Over the past several years, the Financial District has evolved from a business neighborhood to a live-work-play environment between the Seaport's renaissance, new downtown outposts of the city's hottest restaurants and retail, and the opening of Perelman Performing Arts Center. It has also seen significant residential development; several Lower Manhattan office buildings were converted to residences years before the prospect would dominate conversations throughout New York, and eye-catching new buildings have taken their place in the new Lower Manhattan skyline.
However, there may be more luxury condos in the Financial District than buyers interested in living in them. Amidst sluggish sales (it is only 19% sold), One Wall Street, the landmarked residential conversion of the former Irving Trust Company headquarters, switched brokerages for the second time earlier this spring. More recently, the building introduced a limited-time buyer incentive of sponsor-paid transfer taxes and 12 months free common charges.

Some industry insiders attribute One Wall Street's difficulties to the challenge of turning office floor plates into livable homes (h/t The Real Deal), but new construction condo 77 Greenwich Street is also struggling. Sales launched in spring 2019; since then, it has rebranded, changed brokerages more than once, and offered broker and buyer incentives, the latest being 24 months of free common charges on all contracts signed by September 2, 2024. However, the building remains just shy of 50% sold, and three sponsor units had their prices reduced.
Also of note last week, publishing trailblazer turned film producer Jenette Kahn reduced the price of her townhouse on Strivers’ Row in Harlem. Well into her tenure as president/editor-in-chief at DC Comics, a time when she revitalized the comic book publisher and oversaw a period of reinvention of classic characters, she bought the circa-1891 house and spent the next seven years on an extensive renovation she would document in a book. She has since left DC Comics to pivot to producing, announced plans to make her Connecticut lake house her permanent home, and listed the townhouse for $3,250,000 in April 2023. As July 2024 draws to a close, the price was cut to $2,495,000. However, she still stands to make a hefty profit, having paid $464,000 for it in 1996 and, by her own estimation, put roughly the same amount into her renovation.

The Harlem townhouse and the Downtown listings were among approximately 230 condo, co-op, condop, and townhouse listings throughout New York City experienced price reductions from July 23-30, 2024.
