Last week, one of Manhattan’s top contract signings was the penthouse sale at 272 West 86th Street, a bespoke condo conversion that inserts 7 modern residences within a row of landmarked C. P. H. Gilbert mansions. The six-bedroom penthouse had an asking price of $9.95 million or $2,296 a foot.
The home covers a voluminous 4,333 square feet with an additional 2,518 square feet of outdoor space spread across three 60-foot-long setback terraces. The duplex comprises the entire fifth and sixth floors, and the entrance is on the lower level via a key-locked elevator. Upon entering, one is greeted with a 37-foot-long living and dining room that has direct access to a terrace overlooking a rear yard. An open chef’s kitchen lies between the great room and den, and is equipped with a six-burner Wolf range, Italian custom cabinetry, Statuary marble countertops, a Sub-Zero refrigerator and Bosch dishwasher.

The project was undertaken by East River Partners with Barry Rice Architects helming the design. The state-of-the-art homes sit behind a historic 19th-century façade designed by C. P. H. Gilbert, architect of numerous notable mansions in the city such as the former Otto Kahn mansion at 1 East 91st Street, the former Felix M. Warburg House at 1109 Fifth Avneue and the former Morton F. Plant house. The exterior is distinguished by cream-colored brick and stone and rounded 4-story bays that are accented with ornate motifs and balustrades.
Three homes are actively listed in the project: a 3-bed that recently had its price chopped by 16% to $3.995M, a 4-bed at $4.75M, and 4-bed townhouse whose price was chopped 8% to $5.95M. Closing are to begin this summer. The building is a short walk to Riverside and Central Parks and will have a 24-hour doorman.
