The Manhattan apartment sales market continues its murky trajectory, characterized by below-average sales velocity countered by spectacular ultra-luxury sales. In May 2024, 950 condo, co-op, and condop apartment contracts were signed in Manhattan, down nearly 10% year-over-year. Despite this decline, the aggregate total of contracts signed reached an impressive $2.21 billion, with the average last asking price of a signed unit coming in at $2.33 million.
As usual, new development buildings dominated the high-end market, though the top sale of the month was a full-floor resale unit at One57. As you'll see below, Gary Barnett's Extell Development appears to have cornered the ultra-luxury market, with three of their towers ranking in the top 15.

While buildings near Central Park continued to perform strongly, towers along the Hudson River waterfront, such as One High Line, Greenwich West, and The Cortland also showed robust sales. The allure of Hudson Square, bolstered by major tenants like Amazon, Google, and ABC-Disney, has brought substantial wealth to the once forlorn west side.
See our list below of the 10 best-selling residential buildings (excluding townhouses) by their last asking price in May 2024. Each building must have had two or more contracts reported. Please note, that some buildings and brokerages do not fully report their signed contracts. For example, the sales team at 520 Fifth Avenue reported the rising tower had 20 contracts signed over 20 days last month. This would most likely be May's best-seller. 50 West 66th Street is also reporting to be more than 50% sold, so its figures below may be an undercount.
