From May 30-June 5, a total of 296 condo, co-op, and condop sales were recorded in Manhattan, strong numbers despite the Memorial Day holiday. The 126 condo closings came to a median price of $1.45 million, or $1,346 per square foot. The 166 co-op sales reported a median price of $755K.
220 Central Park South was unusually in second place last week, but is back on top despite a small price reduction: Apartment 36B, a two-bedroom, two-bath, sold for $23 million, or 7.6 percent below its last asking price of $24.9 million.

The Real Deal notes that the sale comes 14 years after he originally listed it, and that it came in well above the $5.75 million he paid for it in 2007. When the apartment was relisted last fall, Mr. Balazs said he was spending more time in Europe and could always stay at the Mercer Hotel (right down the street!) when he was in New York.
