It is far too soon to say that the real estate market is back in the wake of the pandemic, but Olshan Realty's weekly market report reported the highest number of signed luxury contracts and total dollar volume in 12 weeks. While substantially down from the same time last year, seven contracts were signed at $4 million and above totaling $85,275,000.
The top contract of the past week took place at 111 West 57th Street, the second-tallest residential building in the Western Hemisphere. This slender new supertall incorporated the landmarked former Steinway & Sons piano store building into the design. Apartment #70, a full-floor residence measuring three beds, three-and-a-half baths, and 3,873 square feet, entered contract for close to the listing price of $30.5 million. The international buyer reportedly never saw the unit in person and made the decision based on pictures, floor plans, and a virtual tour.

For the second week of June, there were a total of 154 condo, condop, and co-op residential sales recorded in Manhattan blending to an average price $1.635 million and an aggregating to $252M, exactly the same total as last week. The majority of deals closed in mid to late May.
