Topping last week's recorded sales is 70 Vestry Street's 8S, a six-bedroom, 4,888-square-foot residence that sold for $24 million. The sponsor unit wasn't publicly listed and city records show Robert Frankel of the law firm Cohen & Frankel was acting as trustee for the unknown owner.
8S is one of the biggest spreads in the new Robert A.M. Stern-designed condominium, even slightly bigger than Tom Brady and Gisele Bundchen's apartment on the 12th floor, a five-bedroom pad that was last listed for $29.5 million a year ago.
The second priciest sale marks the first closing from another Robert A.M. Stern building – 520 Park Avenue, developed by Zeckendorf Development. The unit, 18, was purchased for $16.9 million by Ronn Torossian, the controversial public relations executive and founder of 5WPR. He purchased through an LLC and is best known for his dealings with those in Trump’s circle, according to The Real Deal. At one point, his firm represented Sinclair Broadcasting, the largest television station operator in the U.S. that was in the news earlier this year for requiring its anchors to read pro-Trump scripts. Trump himself called it "far superior to CNN." Move-ins at 520 Park Avenue are expected to begin this month.
As for Manhattan's luxury contacts, 20 were signed last week at $4 million and above, representing the best post-Labor Day week since Olshan began keeping track in 2006. Half of those were sponsor units.
The number 1 spot went to a $15 million duplex penthouse atop 71 Laight Street. It originally came on the market in July 2013 for $20 million. Highlights of the four-bedroom pad include a 40-foot living room, a 1,065-square-foot private terrace, a library, a double-height stairwell, and a spacious master suite – the largest in the building.
The number 2 contract went to unit 7D at 21 Astor Place, which went into contract for $13.5 million, down from its original asking price of $17.25 million when it was first listed in June of last year. It's a gorgeous pre-war loft that was redesigned by architect Barry Berg and offers 4,275 square feet, 13' ceilings, and views of Astor Place Plaza and Cooper Union.
