As Manhattan's top contracts from February 5-11, 2024 show, Tribeca's status as one of Manhattan's most highly coveted neighborhoods among luxury buyers shows no sign of fading away. Just over a year after Jennifer Gates' $51 million purchase of Penthouse H at 443 Greenwich Street, which ranked among the top celebrity contracts of 2023, the book bindery turned celebrity favorite condominium is back on top: Penthouse E had the week's top contract with an asking price of $28,000,000.
The nearly 5,000-square-foot triplex unit is crowned with a 1,254-square-foot private rooftop terrace, and it comes with a deeded indoor parking space with electric vehicle charging. Olshan Realty's market report notes that the unidentified seller bought it from the sponsor for $20,185,527 in February 2017, and that the asking price represents a reduction from $32.5 million when it was listed in July 2023.

A short distance from 443 Greenwich Street, the top townhouse contract and third-highest overall was for 182 Franklin Street, the Tribeca cheese store turned home of acclaimed architect Thierry Despont. It has been on and off the market since October 2021, when Mr. Despont listed it for $25 million; after over three years, a price reduction, and Mr. Despont's death, it has entered contract with an asking price of $19,500,000
But for all the allure of converted Tribeca lofts, the glamour of the Upper East Side has not been forgotten. The week's second-highest contract was for the penthouse at Arloparc, a new development boutique condominium near a number of East 86th Street transportation options, which was asking $19,750,000. The duplex residence has five bedrooms plus media and entertaining rooms, five full baths, two powder rooms, 5,628 interior square feet, and a 1,149-square-foot private roof terrace in addition to two private balconies. The contract comes approximately three months after sales launched, and Olshan identified the buyer only as a local.
The Upper East Side was also home to the week's second-highest townhouse contract and seventh-highest overall: 124 East 70th Street, the last New York townhouse designed by Modernist architect William Lescaze and asking $10,750,000. According to a March 2022 profile in Curbed, when it was initially listed for $13,500,000, it is also known as the Norman House in honor of Dorothy Norman, the photographer/activist who commissioned the house from Mr. Lescaze in 1941.

On the inside, the listing notes that amidst a renovation to bring the townhouse's infrastructure into the 21st century, the owner researched and implemented the exact colors that Lescaze used to restore it to its original glory, an endeavor that resulted in it winning the Restoration Award from the Friends of the Upper East Side in 2015. It is being sold with the original Lescaze-designed furniture and built-ins, which have also been restored.

Also of note last week, the Nolita home of singer Joe Jonas entered contract with an asking price of $5,395,000, just short of Manhattan's top ten contracts. If it sells for the ask, Mr. Jonas would take a loss on it -- as per the New York Post, he bought the three-bedroom residence at 199 Mott Street as a bachelor pad for $5.6 million in March 2018 and initially listed it for $6.5 million in 2020; it has been on and off the market ever since. The contract comes weeks after he and ex-wife Sophie Turner reached a custody agreement for their two daughters.
