After over five and a half years, several brokerage changes, and numerous price reductions, the saga of John Thain's penthouse at 740 Park Avenue has come to an end, selling for an even $28,000,000 in the top sale for the week ending January 12, 2024. The former Merrill Lynch CEO and Goldman Sachs president initially listed it for $39.5 million in April 2018. It entered contract with a $25 million ask in July 2023, making it look like Mr. Thain might take a loss on it, but the final sales price is close to what he paid for it in June 2006. Crain's New York Business identified the buyer as financier Kevin Luzak.
Indeed, Park Avenue remains a destination for New York's luxury buyers. The duplex penthouse at the top of 740 Park Avenue was trailed slightly by a full-floor apartment at 515 Park Avenue, which sold for $23,850,000 in what appears to have been an off-market deal. Public records identify the seller as Monday Properties chairman and CEO Anthony Westreich; the buyer is listed as entrepreneur Alison Bernstein.
The top sale that took place off Park Avenue and third-highest overall was the penthouse at 1 North Moore Street, which sold for $18,750,000. Public records list the seller as British investor Simon Posen; the buyer is listed as an LLC, but The Wall Street Journal identified him as Prestige Medical Imaging founder Bill Hausmann. The newspaper also notes that Mr. Posen, an investor in 1 North Moore Street, paid $8 million to keep the penthouse, spent $5 million to customize it, and initially listed it for $30 million in June 2022; it entered contract with a $20 million ask in December 2023. Features include a basement storage unit that was converted to a wine cellar, a full-floor primary suite with walk-in closet and digital steam shower, and a roof deck with infinity pool, Jacuzzi, and outdoor kitchen.
