As November 2023 gave way to December, the top Manhattan contract of the week was for 10 East 75th Street, a single-family limestone mansion asking $23,500,000. Information is not available on the buyer, but The Real Deal identified the seller as Alison Schneider, daughter of former Bear Stearns CEO James Cayne. She and then-husband Jack Schneider bought the house for $8.25 million in 2002, the same year they embarked on a three-year renovation by architect Peter Pennoyer and designer Victoria Hagan. They listed the house for $33.5 million in 2012, the same year as their divorce, but were unable to find a buyer, and Ms. Schneider ultimately acquired it for $14 million from her ex-husband as part of the divorce settlement. She listed it for $38.5 million in 2015, and it has been on and off the market ever since.

The Upper East Side townhouse was trailed slightly by a Tribeca penthouse at 1 North Moore Street, which had Manhattan's top apartment contract with a $20,000,000 ask. Olshan Realty's luxury market report notes that the seven-unit boutique condominium has no amenities, but that is not true of the three-bedroom penthouse at the top: It offers a rooftop sun deck with a pool and Jacuzzi as well as an outdoor kitchen, and the Great Room opens up to a private terrace with fire pit and grill. Indoor perks include a media room with built-in TV screen and wet bar, a primary suite with a steam shower in the bath, and a basement storage unit that was converted to a wine cellar.
Single-family townhouses accounted for a good portion of the top ten this week, but apartments accounted for the largest number of contracts. However, some have opted for the best of both worlds – the third-highest contract, with a $12,995,000 asking price, was for a townhouse unit that is part of the Superior Ink condominium in the West Village. With its multi-story layout, private entrance, and backyard garden, the townhouse offers the atmosphere of a single-family home; it also offers access to Superior Ink's concierge service, fitness center, and screening room, to name but a few amenities and services.
