With the uncertainty of Election Day now behind us, Americans are feeling renewed confidence in the economy. The University of Michigan's Consumer Sentiment Index climbed to a seven-month high, and the think-tank's expectations index, which measures economic optimism for the next six months surged across all measures, reaching its highest reading since July 2021. This positive sentiment is also reflected among New York City homebuyers: in the first full week of November 2024, Manhattan contract signings increased by 28% over the previous week, marking one of the busiest weeks of the year so far.
Kirsten Jordan, a top agent at Douglas Elliman, explains, "Regardless of political views, the buyers who were held back by election uncertainty – not prices, not mortgage rates – are jumping back into the market. They got the answer to their biggest question and now they’re making moves. Last week was remarkably busy and if that continues through November, we could be headed into a very strong first quarter."

November 4-10, 2024 was a good time for Downtown sales, with four homes landing among the top ten. The week's highest-priced contract was for Penthouse B at Greenwich House, which was asking $15,995,000. This gut-renovated penthouse is a garage turned luxury condominium, with four bedrooms, four full baths, a private roof terrace, and a large skylight that fills the living space with natural light.

A short distance away, 11 Bank Street had the week's top townhouse contract and second-highest ask at an even $15,000,000, down $6 million from the original $21 million ask at the beginning of the year. In the 1920s, author John Dos Passos had a room in the house while working on his acclaimed novel Manhattan Transfer. Another famous, albeit unofficial resident was said to be the ghost of Elizabeth Bullock, a largely benign presence whose ashes were discovered in a top-floor ceiling in the 1950s (h/t Ephemeral New York). It is not clear whether the unidentified buyer knew about the house's history, nor their plans for the property: The Greek Revival townhouse is currently divided into four rentals, but could be converted to a single-family mansion.

Also of note Downtown, a total of $21,810,000 in contracts were signed across four units at 108 Leonard Street last week. The two- to four-bedroom homes in the Renaissance Revival-style New York City landmark, developed by Elad Group and The Peebles Corporation feature refined interiors by Jeffrey Beers, grand proportions, custom kitchens, and stylish primary suites; additionally, Salon Penthouse #14B (asking $6,495,000) is distinguished unit with soaring ceilings, magnificent arched windows, and a marble fireplace in the Great Room..
Elyse Leff, Vice President of Marketing & Sales at Elad Group says, “2024 has brought steady sales to 108 Leonard, with last week being especially active. Buyers are eager to secure their home in Tribeca’s most distinguished landmark condominium, and with nearly 90% of the units now sold, only a few opportunities remain.”

Beyond the Village, classic Upper West Side elegance prevailed among luxury buyers: Such homes accounted for four of the week's ten highest prices, and 11 Bank Street was closely trailed by 37 West 70th Street, which was asking $13,500,000. In 1982, nearly 100 years after the Renaissance Revival-style townhouse was built, fashion designer Perry Ellis purchased the house and embarked on an extensive renovation that included salvaged bathroom fixtures from London's Savoy Hotel and new French doors on the parlor level. In 1987, Rolling Stone founders Jann and Jane Wenner bought the house from Mr. Ellis' estate and embarked on further renovations.

Jane Wenner bought Jann out in 2010, the year before their divorce, and sold the townhouse for $16.35 million in summer 2015 (h/t The Real Deal and public records). The house has changed hands since then, with the current seller's identity unknown (as well as the buyer's), but they stand to take a loss, having paid $14.5 million for it in July 2021.
Moreover, the first week of November 2024 saw many deals in buildings on or near the waterfront. Four contracts were signed at The Huron (hot on the heels of a record-breaking deal), three at The Solaire, three at One Manhattan Square, two at Cannon Point South, and two at The Sweeney Building. The buildings range from a LEED Gold-certified condop to a prestigious prewar cooperative, from a converted loft building to glistening new construction, but one thing they all have in common is tranquil river views from beautifully appointed homes.
