In the wake of a social media meme, “my Roman Empire” has become shorthand for the small, random things people think about on a daily basis. However, some architects’ Roman Empire actually dates back to this period: Arches appeared prominently in ancient Rome and were primarily used to support monumental features like bridges and cathedrals.
Centuries later and on a smaller scale, many of New York’s housing and commercial buildings built during prewar Classical Revival periods incorporated arched windows and loggias into the facades (not to mention arched doorways inside). The decades that followed would see these buildings converted to in-demand housing, as well as new construction that makes arched windows a prominent feature – see the recently launched 520 Fifth Avenue, the forthcoming 64 University Place, and the now-open 130 William Street, LUNA, and Parlour.

Below, we look at buildings that have incorporated arched windows into their facade and listings with this highly attractive feature. These include a penthouse at Trump Park Avenue that none other than the former president of the United States has been looking to rent out since 2022. It was asking up to $85,000/month in years past, but has been reduced to $40,000/month.
Upcoming new developments with arched windows
Now more than halfway toward its 1,000-foot apex, 520 Fifth Avenue is rapidly taking its position in the Manhattan skyline as the tallest residential building on Fifth Avenue. Designed by the globally renowned firm Kohn Pedersen Fox (KPF), the supertall draws inspiration from the Beaux-Arts and landmark buildings surrounding nearby Bryant Park and Grand Central Terminal. Behind an eye-catching facade of glazed terracotta arches and ten-foot by ten-foot apertures, the building comprises 100 condominium residences starting on the 42nd floor. Sales officially commenced earlier this April on the one- to four-bedroom homes, with prices currently starting from $1.7 million. Moreover, the building will accommodate a selection of boutique luxury office floors and Moss, a new member’s club offering top-tier hospitality in collaboration with an internationally acclaimed restaurateur and facilities for recreation, athletics, and wellness.
Designed by the increasingly popular Brooklyn-based design firm StudioSC, 392 Graham Avenue is a nearly-finished six-story condominium in East Williamsburg to launch sales later this year. Behind its facade of buff brick, arched windows, and shallow balconies are eight full- and half-floor apartments all with private outdoor space. An offering plan that has not yet been accepted was accepted in February and shows a total sellout of over $10.5 million, which is about $1.32M per unit on average.
Coalescing in one of the most in-demand locations in the city, 64 University Place is a 12-story, 28-unit condominium project in Greenwich Village designed by Kohn Pedersen Fox Architecture with interior design by Space Copenhagen. Helped by a timeless design of corbelled red brick and expansive arched windows, the project quickly signed into contrat most of its one- to four-bedroom units when it quietly launched sales in 2022. A recent pass shows the facade is pretty much done, and interior work is ongoing with move-ins anticipated later this year.
