It's hard for New Yorkers to picture now, but there was a time when apartment buildings were few and far between, and well-heeled residents were highly skeptical of them. One way designers of the time sought to do this was by touting magnificent interiors beneath the dramatic architecture. Take 800 Park Avenue: The full-floor units are accessed via private elevator landing and boast such features as grand proportions, wood-burning fireplaces, and sweeping views. Nearly 100 years after its completion, its charms have not worn off: The fourteenth-floor unit had the past week's top contract with an asking price of $12,975,000. The apartment has been renovated with new finishes, appliances, and infrastructure, though not at the expense of its prewar charm.
However, while an apartment at The Apthorp also saw an impressive contract signed last week, much of the top five could be found at architecturally adventurous new condominiums. The second-highest contract and highest downtown one took place at Lantern House, which makes a statement along the High Line with its interpretation of the bay window. Apartment #1504, a four-bedroom condo with a massive private terrace, entered contract with a $9,550,000 ask. Olshan Realty's market report notes that this is up from the $8,775,000 it was listed for when the building started marketing last summer. Neither the buyer nor seller was identified.
