As January 2024 gave way to February, the week's top sale by far was for 140 West 11th Street, which shattered Downtown records by selling for $72,500,000 in an off-market deal. The buyer remains unidentified, but The Wall Street Journal identified the seller as a limited liability company (LLC) linked to Dexter Goi, former CEO of Altice USA who paid $30.9 million for it in 2016.
The Real Deal notes that the owners before Mr. Goi, SJP Properties executive Enrique Alonso and Katherine Pozycki-Alonso, paid $19 million for what was then a dilapidated building with two rent-stabilized tenants in 2014. They proceeded to renovate it, free it from rent stabilization, and flip it. Further details are not available about the interiors, but it can be confirmed that it was originally two houses before it was combined into a double-wide, single-family residence.

The Real Deal identified the buyer as Hong Kong-based private equity executive Terence Chan and revealed that the apartment has four bedrooms, five full baths, a library, and a home office.
Like all Aman New York Residences owners, Mr. Chan will enjoy access to the hotel's amenities, which include a three-story spa, a private Members Club and cigar lounge, a subterranean jazz club, and two restaurants. Crain's New York Business notes that there are only five condo units on top of the hotel rooms left to sell. These include a penthouse that entered contract with an asking price of $180 million in 2018, but has not yet closed.

The top apartment sale for the week ending February 2, and the top sale recorded by CityRealty, was Penthouse 88B at 15 Hudson Yards, which sold for an even $20,000,000. The sale was recorded nearly two and a half months after the four-bedroom duplex penthouse entered contract in October 2023 and nearly six and a half years after it was initially listed for $32,000,000. Features include a double-height living room, double-sided fireplace, a sculptural staircase and internal elevator to connect both levels, and sweeping views of the Hudson River from every room.
But for all the glitz and glamour of the city's new skyscrapers, prestigious prewar buildings on the Upper East Side accounted for three of the top five sales. The highest-priced among them was Residence #8A, a five-bedroom home at the J.E.R. Carpenter-designed 1120 Fifth Avenue that sold for $13,700,000 in the top co-op sale of the week and the same price it was asking when it entered contract in October 2023.
