Jonathan Adler’s design goal is to “create luxe and livable interiors that are seriously designed, but don’t take themselves too seriously” (per his website), and that comes through at 70 Charlton Street. Extell commissioned his namesake company to design a model residence on a high floor of the recently constructed, 22-story building. The team embraced the opportunity to choose unique pieces to infuse the rooms with extra personality.

The model apartment’s décor isn’t the only promising preview of 70 Charlton Street. The spacious rooms and sweeping city views can be found in every apartment. Kitchens feature Caesarstone Blizzard slab countertops and Miele and Sub-Zero appliances.
The doorman building has a landscaped courtyard with a green wall, birch tree arbor, staggered boxwood garden, water feature, and integrated seating. Physically active residents have their choice of an outdoor sports court, fully equipped fitness center, and 60-foot indoor swimming pool; the steam rooms are the perfect place to wind down after a workout. Other amenities include concierge service, residents’ lounge with catering kitchen, children’s playroom, package room with walk-in refrigerator, and bicycle and private storage.
70 Charlton Street has quickly attracted interest, but a handful of apartments remain on the market. One-bedrooms start at $1.7 million; two-bedrooms at $2.365 million; three-bedrooms at $3.495 million; and penthouses start at $7.55 million. Hudson Square has only recently begun to shift from an industrial to a residential landscape, but, if 70 Charlton Street is anything to go on, it is already starting to exceed Soho’s average condo price of $2,102 per square foot.
