The Upper East Side has long held a reputation as the home of Manhattan's wealthiest, and its elegance remains in demand among luxury buyers: Five of the top ten contracts signed September 16-22, 2024 took place on the Upper East Side, with several of these rare availabilities getting snapped up within weeks if not days of being listed.
The week's top contract by an extremely comfortable margin was for Residence #12 at the Rosario Candela-designed 960 Fifth Avenue, which was asking $60,000,000. The home of philanthropist Anne Hendricks Bass was listed by her estate in spring 2023 for $70 million following her death in April 2020. Ms. Bass used the apartment as a home base while supporting the New York City Ballet, the New York Public Library, the New York Botanical Garden, and the Museum of Modern Art. The listing price includes the full-floor home, two "staff rooms" on the third floor of the adjoining 3 East 77th Street, and two large storage rooms.
The contract for Residence #12 represents the top co-op contract of 2024, dethroning that at the nearby 2 East 67th Street, another Candela design, earlier this spring (it ultimately sold for $39 million). If Residence #12 closes for the asking price, it would tie for Manhattan's sixth-highest co-op sale on record. It also stands to be Manhattan's highest co-op sale since summer 2022, when philanthropist Julia Koch bought Microsoft co-founder Paul Allen's penthouse at 4 East 66th Street for $101 million.

Just down the street from 960 Fifth Avenue, a total of $37 million in contracts across two units was signed at The Surrey Residences, the newly launched 14-unit condo component on top of The Surrey, a Corinthia Hotel, the reincarnation of the historic building. Residence #12A, a massive six-bedroom spanning the majority of the twelfth floor, was asking $28,000,000 in the top condo contract and second-highest overall. The floor plan indicates that it will feature a large living room, a separate formal dining room, a separate, well-appointed kitchen, five full baths, and two powder rooms. The ultra-private primary suite is shown to have two walk-in closets and an en suite bath with steam shower and separate soaking tub.
One floor down, Residence #11B had the week's sixth-highest contract with an asking price of $9,000,000. This two-bedroom home features a corner Great Room, separate kitchen, en suite baths in both bedrooms, and a powder room off the entrance foyer. Like all owners in The Surrey Residences, these buyers will have access to the hotel's amenities and services, which include dining from Casa Tua, a fitness center with yoga terrace, and jewel-box spa.
One floor down, Residence #11B had the week's sixth-highest contract with an asking price of $9,000,000. This two-bedroom home features a corner Great Room, separate kitchen, en suite baths in both bedrooms, and a powder room off the entrance foyer. The top contract beyond the Upper East Side took place on Billionaires' Row. Residence #66, a full-floor residence at 111 West 57th Street, was asking $19,750,000 in the third-highest asking price of the week. It was staged as a model unit with interiors by AD100 designer Rafael de Cardenas, and its lofty position in the slender tower allows for especially dramatic views of Central Park and the Manhattan skyline. There is no word on whether it is being sold with the furnishings from Mr. de Cardenas' collaboration with Mitchell Gold + Bob Williams or the beautifully curated art on display in the model unit.
One Central Park West, #23D (Trump International Realty)
A short distance from 111 West 57th Street, Residence #23D at One Central Park West entered contract with an asking price of $7,495,000 in the ninth-highest contract of the week. The three-bedroom apartment has recently been gut renovated, and the unidentified buyer will enjoy access to the building's full-service fitness center, 60-foot saltwater pool, spa, and dining from Jean-Georges.
While good enough to rank among the week's top ten contracts, the asking price represents a 32% reduction from the $10.975 million the three-bedroom home was initially listed for in December 2018; it has been on and off the market ever since. Between the initial listing and the contract signing, the residential component of Trump International was rebranded One Central Park West amidst concerns that the former president's name was hurting the building's reputation and with it, property values. Indeed, the seller of Residence #23D is poised to take a loss, having paid $8.55 million for it in May 2014 (as per public records).

The full-floor Penthouse #21 was asking $8,950,000, down slightly from the $9.25 million it was listed for earlier this year. The four-bedroom home spans nearly 3,200 interior square feet and offers 222 square feet of planted and irrigated Juliet balconies.
