Over the past seven days, 353 sales listings throughout New York experienced price reductions. As proof that even the most venerable buildings are not immune to fluctuating market conditions, one of these is an apartment in The Beresford, a New York City Landmark that architecture critic Carter Horsley describes as "a monumental and magnificent palazzo." The three-towered design by Emery Roth is immediately recognizable over Central Park, and the unit in question masterfully marries original prewar details and modern updates. But the combination has thus far failed to entice, and the apartment has been reduced by 25.9 percent, or $1.4 million, to $3.999 million.

The price reductions come at a time when there are 12,818 condos, co-ops, condops, and townhouses for sale in Manhattan, Brooklyn, and parts of Queens and the Bronx. While this number of availabilities seems high, it is down slightly from last week, suggesting that things may be starting to plateau.
According to CityRealty listings, Manhattan's median condo price has dropped below $2 million to $1,999,909, or $1,666 per square foot. Meanwhile, after a few weeks of ticking up, Manhattan's median co-op price dropped to $900,900.
