Summer has always been the peak rental season in New York, but this year feels especially chaotic for city renters. A market report from Miller Samuel found that the median Manhattan rent has cracked $5,000/month for the first time in history, and Zumper's July rent report saw New York one-bedroom rents as 5% higher than last month and a whopping 41% higher than July 2021. The days of rent concessions and Covid discounts are truly behind us - The New York Times notes that nearly half of the available units on the market belong to those who have been priced out of apartments they leased at the height of the pandemic.
In this article:
Some reports hypothesize that part of the chaotic rental market is being driven by potential buyers who got so spooked by the spectre of rising interest rates that they decided to keep renting. However, some might opt to take the plunge and buy rather than keep trying to rent in this landscape. They have a number of deals to choose from - a total of 236 sales listings experienced price reductions from July 20-26, 2022. A full, sortable chart may be found below.
