Price Cuts: "Little House" next to Adam Neumann's penthouse shaves $500K off ask; 3-bed in co-op where Velvet Underground formed reduced 8%

From September 3-9, 2024, approximately 400 condo, co-op, condop, and townhouse listings throughout New York experienced price reductions. Among them was the carriage house at 78 Irving Place experienced a price cut. Also known as the "Little House," the Flemish-inspired carriage house dating back to the mid-1800s was converted to be part of the condominium in 2017. It has been listed in combination with former WeWork CEO Adam Neumann's penthouse in the building in the past, but the two units are currently being marketed separately. The carriage house was listed for $7 million in July 2024, and a price reduction brings it down to $6,499,000.

Also of note last week, three listings at The Solaire, the LEED Gold-certified rental-turned-condop in Battery Park City, experienced price reductions. When sales launched in January 2022, word-of-mouth requests from residents and neighbors got sales off to a vigorous start. However, this has hit a plateau in recent times and the sponsor introduced a 12-month free maintenance incentive.
