As 2021 draws to a close, CityRealty listings show 7,492 publicly listed condos, co-ops, condops, and townhouses for sale in core areas of New York City. Manhattan apartment inventory has declined significantly over the course of the year and mint-condition condos are flying the fastest off the shelves. As a result, since early January 2021, Manhattan's median condo listing price has climbed 19.3 percent to $2,433,301 ($1,890 per square foot). In the same time period, the median listing price for a Manhattan co-op took a slight dip to $884,686.

From December 22-28, 2021, 52 sales listings experienced price cuts. Among them was a dramatic penthouse duplex at the top of the new condo on the site where the Pearline Soap Factory once stood. Features include direct key-locked elevator access, floor-to-ceiling arched windows, skylights, expansive living space, high-end eat-in kitchen, and floating staircase leading to a private roof deck with outdoor kitchen, outdoor TV, and open city and river views. However, this penthouse is far from the only historically-inspired home in its Tribeca neighborhood, and recently had its price reduced 20 percent to $9,999,000.
