At the onset of the coronavirus pandemic, some speculated that the close quarters of multifamily living had led to high contagion among city dwellers. That theory was quickly debunked, though, and buyers are clearly eager for New York City apartments with spectacular views. CityRealty's High-Rise Condo Index shows that while the average price per square foot of apartments in buildings 50 stories or higher is not back to pre-pandemic levels, it is nevertheless starting to climb again.

It is important to note that the High-Rise Condo Index comprises flashy new supertalls as well as "it" buildings of yesteryear. Trump World Tower falls into the latter camp; while the condo remains the tallest building in its Turtle Bay neighborhood, a combination of sleek new construction and the Trump effect has taken its toll. The 15 units currently for sale in the building come to an average price of $1,779 per square foot, below the High-Rise Index's average of $2,242 per square foot, and the majority of recently closed sales came in significantly below asking price.

Also among the past week's price reductions was the Chelsea condo of Bob Harper, who was a trainer and then host of reality show The Biggest Loser. Shortly after purchasing the one-bedroom home in 2015, he spent years on a series of renovations that encompassed everything from the lighting and audio infrastructure to a new kitchen to California Closets in all storage spaces. The New York Post announced that he was listing the apartment for $2.3 million in September 2021; it has now been discounted to $1.95 million.
