From March 14-20, a total of 234 apartments were sold in Manhattan, coming to an aggregate total of $406,933,324. The 106 condo sales came to a median price of $1.34 million, or $1,385 per square foot. The 126 co-op sales reported a median price of $987K.

Last week, downtown condos claimed eight of the top ten recorded sales. The highest sale by far was a triplex penthouse in an ultra-private, six-unit Greenwich Village boutique condo conversion. When the unit entered contract in January 2021, it was noted that the penthouse was originally listed for $33.5 million in 2015. The buyers, identified only as a New York family, secured it for $15.5 million.

Also downtown, closings are underway at ABI Chelsea, a boutique condominium with the Vito Schnabel Gallery on the ground floor and located a stone's throw from Chelsea Market and the High Line. Apartment #7, a 3-bedroom, 2.5-bath unit, closed at $7.35 million, or $3,089 per square foot, the second-highest price per square foot of the week. A full, sortable list of sales may be found below.

From March 15-21, a total of 41 luxury contracts at $4 million and up were signed in Manhattan. This marks the longest streak of 30 or more deals since Olshan Realty started keeping track in 2006, and comes to an aggregate total of $302,139,000.

March 22 marks the one-year anniversary of the New York State shutdown in response to the coronavirus pandemic. Many New Yorkers had to wait out the darkest days from small apartments, and some wondered if this would discourage them from multi-family buildings in the future. It is too soon to say for sure whether a townhouse buying boom is on the horizon, but on this day, we can report that the top two contracts of the past week were single-family homes. A five-story Greek Revival townhouse in Greenwich Village entered contract with an asking price of $22.5 million; this is down from the original $34.95 million it was listed for in February 2016, yet still a profit on the $13.5 million the seller paid for it in 2008. Further uptown, a renovated Upper East Side townhouse entered contract with an asking price of $16.5 million.

On the apartment front, downtown condos continued their impressive showing. The top apartment deal was a duplex condo in the Zaha Hadid-designed 520 West 28th Street with an asking price of $14.75 million. Additionally, two apartments at new condominium 17 Jane Street entered contract - watch this space to see if Jennifer Lawrence remains the only bold-faced name in the building!
