It was erected in 1957 just to the east of the elliptically planned deep red, telescoping office tower known as “the Lipstick Building” that was designed by Philip Johnson.  It is a condop and has 145 apartments."

This Building has been fastidiously maintained by a very friendly and attentive staff. The building recently underwent renovated elevators and hallways and new rooftops and boiler.

Designed by architects Boak and Raad and built in 1959, The Hawthorne is conveniently located just east of the commercial section of Midtown east, next to what is commonly called "The Lipstick Building". A full service Condop with a friendly staff, it's intimate lobby and renovated hallways (tastefully done in a pre-war style) make it a pleasure to come home to. Ranging from studios to 3 bedrooms, all apartments are generous sizes. Unique among the 14-floors, 145 units are the north-facing apartments on the 2nd floor, all of which have substantial terraces and the 6 penthouse terraces.



This building is located in an incredible area. The location makes it easy to get to everything. Any desired restaurant, park or subway is around the corner.
I rented in this building for multiple years and feel that I should let potential renters know my experience before they sign up to live here. The super at this building is one of the most unprofessional and laziest people that I have ever met. When a neighbor next door was doing construction and busted a hole into our apartment, he offered no help. When we asked our apartment owner to step in, he lied to her and told her we were being uncooperative in letting them come up to repair it! Our most recent example of his general ridiculousness is that he refused to help us put light bulb fixtures back into the ceiling. According to him he's only available to do "normal maintenance and repair". The best part was that we just had the work ticket hanging out there for a week and no one would tell me why it wasn't being repaired. Finally, when I was able to track him down, he said "Oh, that? Yeah I'm not doing that." The building is old and at least once or twice a month one of the elevators will be out. The only positive thing I will say about the Hawthorne is that the doormen are generally pretty great, especially Luis and Miguel. I would seriously think twice before renting in this building.
