Carter's Review

Completed in 1989, this 21-story condominium tower was developed by the London-based Royco Property Corporation of which Brian Rainbow was president. 

The design, by Fox & Fowle, one of the city’s brightest architectural firms of the 1980’s and early 1990’s, is a very contextual one that complements and enhances its neighbors. 

It has 104 condominium apartments.

Bottom Line

A very elegant, full-service, red-brick apartment building with a 3-story limestone base and a canopied entrance. 

Description

The red-brick façade fronting on Riverside Drive has a center "column" of bay windows and its corner is chamfered at 94th Street, affording residents even more dramatic views of the glorious Hudson River. 

The building’s lower three floors are clad in Indiana limestone and the building has three setback terraces at its top.

The building has a doorman, a concierge, a gym, a garden, storage, a playroom and a garage.

Apartments

Some apartments have fireplaces. 

Penthouse 3B has a large entry foyer that leads to a 19-foot-long living room, a 16-foot-long enclosed kitchen, a 12-foot-long dining room and a study and a large wrap-around terrace on the lower floor and three-bedrooms on the upper level. 

Apartment 14B is a three-bedroom unit that has a 12-foot-long entry foyer that leads to an angled, corner 19-foot-wide living room that opens onto a 14-foot-long dining room next to the 23-foot-long, enclosed kitchen. 

Apartment 2B is a three-bedroom unit that has a 12-foot-wide entry foyer that opens onto a 18-foot-long living room and 14-foot-long dining room both with slightly curved window walls facing the Hudson River.  The unit has an enclosed 21-foot-long kitchen. 

Apartment 2A is a three-bedroom unit with an 8-foot-wide foyer that leads in one direction to a 23-foot-long living room that opens onto a 13-foot-wide dining room next to a 14-foot-long pass-through kitchen. 

Apartment 10C is a two-bedroom unit that has a 7-foot-wide entry foyer than opens onto a 10-foot-wide dining area next to the 10-foot-wide, pass-through kitchen and the 17-foot-long living room.
