Carter's Review

This attractive, beige-brick, 16-story building at 235 West 102nd Street on the northeast corner at Broadway was erected in 1928 and converted to 345 co-operative apartments in 1976. 

It was designed by George F. Pelham, whose other pre-war apartment buildings include 33, 98, 290 and 300 Riverside Drive, 585, 675 and 710 West End Avenue, 10 West 86th Street, 81 Irving Place and 944, 1120 and 1160 Park Avenue. 

This building, which has ground floor retail space on Broadway, is called the Broadmoor and is also known as 2681-7 Broadway.

Bottom Line

A handsome, beige-brick, pre-war building in a steadily improved area south of Columbia University and not too far from a great West Side Market at 98th Street and Broadway.

Description

The building has a rusticated, one-story, limestone base and a three-story entrance surround with a canopy. 

There are thin and attractive rope columns between the second and third floors on both sides of the end window bays. 

There are some decorative window surrounds on the top two floors and a couple of decorative balconies. 

There are bandcourses above the first and fourth floors. 

There is no sidewalk landscaping and an exposed rooftop watertank. 

The building has window air-conditioners.

The building has a concierge, a live-in superintendent, a roof deck with a glass-enclosed solarium, a bicycle room and a laundry.

Apartments

Apartment 7EF is a three-bedroom unit with a living room with an open kitchen with a breakfast bar. 

Apartment 14I is a two-bedroom unit with an entry by the open kitchen with a breakfast bar that leads to a 18-foot-long living room. 

Apartment 17E is a one-bedroom unit with an entry between an 6-foot-wide butler's kitchen and an open, 6-foot-wide kitchen with an angled breakfast bar leading to the 18-foot-long living room. 

Apartment 16D is a studio unit with an enclosed kitchen and a 18-foot-long living area.
