Carter's Review

This handsome residential complex at 70 Charlton Street in Soho was scheduled for completion in 2016 with about 92 condominium apartments in a building on Charlton Street and about 23 affordable units in a similar but narrower building on Van Dam Street.  The mid-block buildings are connected by a garden and a glass-enclosed breezeway with curved inner wall and both buildings are 21 stories tall.

Extell Development and Angelo, Gordon & Co., are erecting the complex and Beyer Blinder Belle is the architect.  Workshop/APD did the interior design.

Extell erected One57 and numerous residential towers on Riverside South and is also building the supertall at 211 West 57th Street and redevelopment Carlton House on Madison Avenue.

Bottom Line

An elegant, 22-story-high residential complex with two industrial-style buildings with a handsome curved lobby and breezeway next to a courtyard with boxwood and birch trees and a water element

Description

The two brown-brick buildings in the complex have steel window frames and a revolving door entrance to a large lobby with a curved wood wall.  The double-height lobby, which has a large sculpture mural, overlooks a garden with boxwood and birch wood, a water element and a sculpture.

Both buildings have one major central setback above the 12th floor.

The building has a major metal entrance marquee adjacent to the building’s ground-floor retail spaces also have a long metal marquee.

Amenities

The building has a 24-hour doorman, fitness center, a 60-foot-long indoor swimming pool, a children’s playroom, an outdoor sports court and a residential lounge with retractable glass doors fronting on the large landscaped garden.

Apartments

Penthouse D is a four-bedroom, duplex unit with 3,193 square feet of interior space and 2,150 square feet of terrace upstairs.  It has a 12-foot-long entry foyer that leads to a 24-foot-long living/dining room and a 26-foot-long, open kitchen with a long island near the staircase to unit’s roof terrace.

Penthouse C is a three-bedroom unit with 1,848 square feet with an entry foyer that leads to the 24-foot-long living/dining room an open, pass-through 14-foot-long kitchen.

Apartment 14E is a four-bedroom unit with 2,486 square feet of interior space and 510 square feet of external  space with a 12-foot-long entry foyer that leads to a 12-foot-long open, pass-through kitchen, a 24-foot-long great room and a 15-foot-long dining room with entry to the 34-foot-long terrace.

Apartment C on the 16th through the 21st floors is a three-bedroom unit with 1,778 square feet of space and an entry foyer that leads to a 24-foot-long living/dining room and a 14-foot-long, open, pass-through kitchen.

Apartment A on the 17th through the 21st floors is a two-bedroom unit with 1,622 square feet of space and a 13-foot-long entry foyer that leads to a 24-foot-wide living/dining room with a 14-foot-wide, open, pass-through kitchen.

Apartment G on the 3rd through the 12th floors is a one-bedroom unit with an entry foyer that leads to a 19-foot-long living/dining room and a 9-foot-long open kitchen with an island.
