Overview of 108 Leonard Street

Originally constructed in 1898 as the headquarters of the New York Life Insurance Company, 108 Leonard is a newly finished condo conversion situated near the intersection of TriBeCa, SoHo, and the Civic Center. As one of America's oldest life insurance companies, New York Life understood the importance of architecture in shaping their corporate identity, envisioning a grand commercial palace that would stand as a timeless advertisement for the company.


Stephen D. Hatch and Stanford White of McKim, Mead, and White were tasked with designing the full-block commercial palace. Erected in phases, the Italian Renaissance-style building confidently rises 13 stories on Broadway, boasting a monumental portico at its base and a striking four-sided clock and bell tower at its crown, earning it the nickname "the Clock Tower Building."


The bell tower, flanked by four imposing stone eagles, symbols of New York Life, once featured a 33-foot-tall, eight-ton sculptural group by Philip Martiny, which has since vanished. In 1919, New York Life relocated uptown, and following the 1925 demolition of Madison Square Garden, the cornerstone was laid in 1927 for its current neo-Gothic headquarters designed by Cass Gilbert.


Acquired by the City of New York in 1967, the TriBeCa building served as housing courts and governmental agencies. Now an official New York City landmark and listed on the National Register of Historic Places, 108 Leonard was purchased by the Peebles Corporation and Elad Group in 2013 for $160M, undergoing a meticulous restoration overseen by architects Howard L. Zimmerman and SLCE. The rusticated White Tuckahoe marble façade was impeccably restored to its former glory.

 

Inside, acclaimed designer Jeffrey Beers International refined 160 custom studio to four-bedroom residences featuring 10- to 14-foot ceilings, open-plan kitchens in two elegant palettes, and luxurious marble baths. The interiors blend classical grandeur with modern design, clean lines, and premium finishes. In 2020, it was reported that Nicole Kidman and Keith Urban purchased a two-bedroom pied-a-terre in the building for $3.5 million.

 

108 Leonard offers 20,000 square feet of private amenity spaces, including a double-height attended lobby and lounge, a 2,200-square-foot fitness center, an indoor lap pool, a wine cellar with a private dining room, and rooftop gardens featuring a fire pit, dining area, cabana lounges, and skyline views. A porte-cochère driveway and full-service garage provide unmatched convenience and privacy.

 

In January 2024, art dealer Jack Shainman opened a gallery in the building’s retail space. The building is also near cultural attractions like Hall des Lumières, Perelman Performing Arts Center, and Tribeca’s renowned restaurants. Residents also enjoy close proximity to SoHo, Chinatown, Little Italy, the Financial District, and the World Trade Center.
