Carter's Review

This  handsome building at 93 Worth Street on the northwest corner at Broadway was converted to a 17-story condominium in 2013 and has 92 apartments. It was built in 1924 as a 13-story building and the conversion was undertaken by IGI USA, (Izaki Group Investments USA), of which Elad Blaustein is a principal.

ODA Architecture PC, of which Eran Chen is a principal, designed the conversion, which included the addition of four floors.

Bottom Line

An elegant pre-war building with a large vaulted lobby, open kitchens, and a very modern setback top near City Hall and TriBeCa.

Description

The building has a three-story limestone base and the 12th and 13th floors are clad in limestone beneath a setback four-story modern addition that occupies most of the eastern half of the top of the building.  The western half of the top of the building is a roof deck with an outdoor fireplace, and a pergola with bar and kitchen.

The rest of the façade is a light brown masonry.

There are pilasters between the 2nd and 3rd and 12th and 13th floors.

Amenities

The building has a dog-washing station and a roof deck, a 24-hour concierge, a brightly colored children’s playground with large geometric cut-out wall seating areas, a fitness center, a bicycle room and personal storage.

Apartments

Apartments have white-oak plank floors and exposed steel columns.

Kitchens have lacquer cabinetry with back painted glass backsplashes.

Master bathrooms have ceramic cornices, enameled cast iron claw foot tubs and Culling rainforest showers and secondary bathrooms have hand-finished crackle tile walls.

Penthouse 6 is a three-bedroom duplex with a 25-foot-wide living/dining room with an 15-foot-wide alcove, a 14-foot-wide terrace and an open kitchen on the upper level and three bedrooms on the lower level.

Penthouse 5 has a 29-foot-long living/dining room with an open kitchen, a 20-foot-wide terrace and a 20-foot-long gallery on the lower level and three bedrooms on the upper level.

Apartments 806, 906, and 1006 are three-bedroom units with 2,287 square feet and a 21-foot-long living room with an open kitchen and a narrow 17-foot-wide family/dining room.

Apartments 704, 804, 904, 1004, 1104 and 1204 are three-bedroom units with 1,980 square feet and 21-foot-long living/dining rooms with open kitchens.

Apartments 501, 601 and 701 are two-bedroom units with 1,180 square feet each and a 19-foot-long living/dining room with an open kitchen.

Apartment 211 is a two-bedroom unit with 1,589 square feet, a 19-foot-long living room with an open kitchen, an 11-foot-long dining/family room and a 22-foot-long terrace off the two bedrooms.

Apartments 210, 309, 510 and 506 are two-bedroom units with 21-foot-long living/dining rooms with open kitchens.

Apartment 207 is a studio with 475 square feet and a 25-foot-long living room with an open kitchen and a 21-foot-high ceiling.
