Carter's Review

This sprightly, mid-block, 18-story residential condominium building at 50 Franklin Street in TriBeCa is very close to Foley Square and a couple of blocks north of City Hall. 

The building was developed on the former site of a garage in 2009 by CM & Associates of which Christopher Mesbah is a principal.  

Edgar L. Rawlings is the architect for the building, which has a setback at the 11th floor. 

It has 72 apartments. 

Bottom Line

A mid-block, mid-rise breath of modernity just to the west of the downtown courts and just to the east of TriBeCa.

Description

The building has many deeply inset balconies that protrude a bit from the façade. It is across Franklin Street from the north side of the Family Court Building that once had a very attractive black façade but now sports a white one. 

The building has two setbacks and the terraces have sliding doors.

Amenities

The building will have a full-time concierge, a live-in superintendent, a fitness center, bicycle storage, caged storage units, a media room, some balconies, a roof deck, a pet spa, and a 500-square-foot, ground-floor “guest unit that residents can rent for visitors.”

Apartments

Apartments have Bosch washers and dryers and individually controlled central air-conditioning. 

Apartment 7B has a 10-foot-long, pass-through kitchen and a 23-foot-long living/dining room with an alcove. 

Apartment 4A has a14-foot-long, pass-through kitchen, a 21-foot-long living/dining room with a 42-square-foot balcony and a 11-foot-long bedroom. 

Apartment C on the 3rd, 5th and 7th floors has a 21-foot-long living/dining room with a 13-foot-long, “pass-through” kitchen, an 8-foot-long home office, and two bedrooms. 

Apartment 2C has the same layout as on the 3rd, 5th and 7th floors  but it also has a 964-square-foot terrace. 

Location

The mid-block building is located between Cortlandt Alley and Lafayette Street, three blocks south of Canal Street. 

It is also half a block from a park just to the south of the Civil Court Building and across the street from the Criminal Courts building. 

It is also convenient to TriBeCa and Chinatown.
