Carter’s Review

"The West Village is full of nice surprises and this 17-story, red-brick apartment building is one of the few in the city with a curved façade.Erected in 1960, it was converted to a cooperative in 1981. It has 162 apartments. The handsome building, which has a concierge and a doorman and good views from its upper floors, is at the intersection of Greenwich Avenue, which runs into West Eighth Street, and the bottom of Eighth Avenue, which runs into Hudson Street. The building has a recreational roof and several terraces and some of apartments have their own gardens. The neighborhood is full of attractive restaurants and antique shops and is close to the Hudson River. It is also very close to the Chelsea district and its many restaurants and art galleries. Good public transportation is a couple of blocks north at 14th Street."

Broker & Buyer Comments

This "prime West Village" post-war co-op offers an "enviable location" on the cusp of the Meatpacking District with "beautiful Hudson River views" from upper floors. The 17-story building's "standout" roof deck doubles as a "community herb garden" in warm weather, while additional amenities include bike storage, laundry and general storage. "Couldn't be more convenient" with A/C/E trains one block away and "popular shopping and dining" steps from the door. The 162-unit building maintains a "traditional co-op atmosphere" though the lobby remains "nondescript."

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
