60 Gramercy Park North, also known as 105 East 21st Street and 120 East 22nd Street, is a distinguished prewar cooperative completed in 1928 by renowned architect Emery Roth. The 16-story building was designed to enhance the refined character of the Gramercy Park neighborhood, featuring an eclectic blend of Italian Renaissance and Spanish architectural motifs.
The building's exterior is characterized by decorative terracotta window surrounds, cast-iron loggias, and setbacks at the tenth and sixteenth floors adorned with fanciful finials. The penthouse level features a red tile gable roof, while the water tower is embellished with giant eagles and elongated triple arches in a mannerist style.
Originally containing 162 apartments, the building now houses 121 units. The structure actually consists of two buildings joined at the first floor by a one-story rotunda in the garden court. The larger apartments face Gramercy Park, while smaller units are positioned in the rear of the building.
The most coveted apartment historically was located on the tenth floor facing the park, featuring a large dining room, maid's room, foyer, living room with wood-burning fireplace, three bedrooms, two baths, and a spacious terrace overlooking the park.
Residents enjoy access to Manhattan's only private park through provided keys to Gramercy Park. The building offers full-service amenities including 24-hour doorman service, a live-in resident manager, and a state-of-the-art fitness center.
Modern amenities include a central laundry room, bike storage, and private storage facilities. The building features two beautifully landscaped central courtyards that add to its charm and livability.
The cooperative is pet-friendly and allows parents to co-purchase with their children. Washer/dryers are permitted in units with prior board approval, and the building accepts pied-à-terre buyers and guarantors.
The location offers excellent access to Union Square, Madison Square Park, and numerous dining and shopping options along Park Avenue South. The area is well-served by public transportation, with easy access to the 4, 5, 6, N, R, W, and L subway lines.
The building maintains its historic character while providing modern amenities, making it one of Gramercy Park's most prestigious addresses. Its architectural significance, coupled with exclusive park access and full-service amenities, continues to make it a coveted residence in one of Manhattan's most distinguished neighborhoods.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
